Stay in our Amazing CONEX Tiny Home

Back in 2011, I finished my tiny guest house, built out of two forty-foot CONEX shipping containers.  It’s a comfortable, fully functional house with one-bedroom + sleeping loft, a large kitchen, living area, full bath, laundry and extra storage.  I was pleased with the results.  You can read my original post, including my floor plan design and original photos at Build a Great House for under $10,000.

We used it mostly for convenience and for family and friends that would visit from time to time.  Over the years, I couldn’t resist making lots of improvements.  That, of course added cost, but it has been so worth it.

 

My latest improvements included:

  • A generous covered deck with deck chairs and a large gas barbecue that overlooks our little pond, filled with catfish, bass and croaking bullfrogs.
  • Covered parking for one vehicle in addition to the carport that handles four of ours.
  • French doors opening onto the covered deck
  • Newly Steel Framed Massive windows looking out into the woods and creek behind the house.  The house is so much more bright and cheery.
  • Fresh, natural re-sawn pine wood paneling in the living / dining area.  Wood is so much more cozy than corrugated steel.
  • New Kitchen Cabinet faces
  • A kitchen bar, re-purposed from a big oak conference room table salvaged from my days at Baskin-Robbins corporate.
  • A new heat pump that cools and removes humidity in the summer and makes the place toasty warm in winter.  The original low cost insulation, added to the exterior under the wood siding, has been great.
  • A gas fireplace for some extra cozy when “the weather outside is frightful”.

The experience hosting and getting to know lots of great people has been fabulous.  Many of the improvements were prompted by suggestions from guests.  It’s still a work in progress.  Between guest visits, I can usually be found either making improvements to one of these two houses or making plans for the Village 2.0.  that I’m calling the “Enchanted” Village on Sewanee Creek, or Enchanted Village for short.  I’ll write more about that later.

So, if you are interested in seeing what it might be like to live in a tiny home or a container house built from Conex shipping containers, come stay with us in one of our comfortably small houses.  While here, I’ll be happy to give you a tour of the Village on Sewanee Creek.  You can meet some of our self-reliant Villagers and learn about rainwater catchment systems, off-grid solar, bee-keeping, gardening, the benefits of chickens (even harvest some fresh eggs for breakfast), Ham radio communications, raising mushrooms or foraging for edible woodland foods, the slower, more satisfying life-style we enjoy here and much more.

Wander over to the amphitheater and enjoy a cookout in the fire pit under the satellite dish gazebo.   If you are a singer/song-writer or musician, this is the perfect place for a songwriter’s retreat.  How about an awesome place in nature to perform for a few appreciative music-lovers.  Our amphitheater offers a great outdoor stage with a covered backstage.  You can book it for free (as long as Villagers are invited to enjoy your music).  I’ll take you on a tour of the surrounding area where you will meet the rangers at the Visitor’s center and arrange for a guided hike through one of our eight nearby state parks.

Take a short walk along the creek to the top of fifty-foot Miller’s falls.  Then follow the gentle trail to the bottom of the falls.  Go behind the falls and enjoy contemplating God’s wonders on the natural stone bench in the grotto.

If you enjoy the unique satisfaction of being creative and building things, I can always use an extra pair of hands in the wood and welding shop.  By the way, I’m looking forward to many more years building tree houses in the enchanted village and love to share creative ideas with others who are similarly motivated by the urge to create magical things.

The Low Road to Freedom – How Buildings Learn

This BBC-produced video showcases low cost construction and its relationship to freedom.  As a lifelong follower of Thoreau’s philosophies, this resonates with me. Freedom to build “what you need” is a principle upon which the Village on Sewanee Creek rests. 

So, we have a roughly 5,500 square foot mansion currently under construction here. It is anything but low cost. But it is what the owners decided they need. From my point of view, that’s wonderful. If you have the resources so that the building does not become a lead weight on your life, it can become such a blessing, not only to the owners, but to those they chose to share it with. In the Village, where we are collectively all about voluntary sharing, what a blessing that can be!   It’s what’s inside that counts.  I’m confident that the owners who will become the heart of this magnificent home when it is completed, will bless all of us with their generous spirit and wise hearts.

On the other extreme, we have three “Tiny Homes” that are “finished” and occupied with capacity for future expansion and creative expression as need dictates. Large or small, expensive or low cost, or somewhere in between, the range of homes in the Village expresses our core values.  One of the most important among our values is the individual freedom to build according to needs as each of us defines them. 

Out of that freedom, comes a natural diversity of expression. That diversity, or lack of sameness can be viewed in different ways.  Differences can be viewed either as low-end eyesores that depress property values or as egotistical displays of wealth on the other extreme.  As we elevate our consciousness and supress lower ego-driven impulses, these differences can be perceived as beautiful, artistic expressions of freedom.  Again, where the building is only an expression of the builder, it’s what’s inside that counts.

When our personal artistic senses are challenged by diversity, it is an opportunity to reevaluate the depth of our spirituality and the quality of our values – to dig a little deeper and discover more enlightened ways of perceiving and interacting with the world around us. 

Monday, we celebrate the 4th of July. For me, it’s a celebration of the liberated human spirit, not just freedom from political tyranny. My fondest hope is that the Village will continue to evolve and improve as a society that values freedom in its deepest, spiritual sense, thereby securing not only freedom for ourselves but fostering it for others.

Dream, Choose, Live: The Good Life

“I went to the woods because I wanted to live life deliberately.”

I think the first, most essential thing one must do to accomplish that is to build one’s own house as Thoreau did. He built from leftover scraps of an old shanty. We have many other choices.

 
The mere fact that when people come to the Village, they can’t buy a finished home means that every one of us shares that journey. The journey enriches each of us individually and collectively, as a community.  One’s home is the ultimate expression of self, one’s capacity to dream and do. Even if you hire a contractor and never lift a hammer, you will learn, mostly about yourself. So many choices, it can be overwhelming. In the process, you are forced to come to terms with your personal values. There is no faking it.

What is really important to me?

  • How big should my house be?
  • How much of my life, in the form of money that I have exchanged my time and effort for, should go into this house?
  • What portion should I allocate for other things that are important to me and my goals?
  • In my house, do I want to emphasize efficiency and low maintenance or esthetic beauty? What do those things mean to me? Can I have both?
  • Do I want my home to make a statement about me or is it enough that it satisfies just me?
  • If I am taking this journey with a spouse and children, how will we use this experience to bring us closer as we discover and satisfy what is uniquely us?
  • What can or should I do without to have the things I really want?
  • My home will be a refuge, but from what? From the noise of the city, or from the discomforts of nature?

The folks in this video made some highly unusual choices in an environment most people would consider extreme. Yet, their home is a creative expression of who they are and how they choose to live.  And it is beautiful.

As you watch this video, notice the many trade-offs they made. I like to think “sacrifice” is what you give up to get something better.  A deliberate life is one of conscious choice. If one knows oneself and chooses well, a personal paradise is the reward. That personal paradise is within reach of us all, but we must choose.

Building a New Village home, a piece of cake

My mother celebrated her 90th birthday a week ago, Saturday. Building her a new home in the Village has been almost as easy as her birthday cake. The Saturday before her birthday, we visited the modular home factory at Blue Ridge Log Cabins where we ordered her a new home. To say I was impressed is an understatement. The factory is state-of-the-art and the quality of their product is outstanding.

My mother’s new home will be ready to ship in just 6 weeks from date of order, complete with everything, including appliances. It will be installed on my property about 50 feet from my brother, George’s house.

Friday before our trip to the factory, I called Jim, a friend and contractor who lives down the road, to let him know of our plans.
Monday morning, he was on site with a crew of about 8, a dozer, backhoe, trencher, bobcat and misc. other equipment. By end of day, the footings for the foundation, the pit for the septic tank and septic field lines were dug, power and water lines were stubbed out. Tuesday, the rebar-reinforced foundation was poured and the septic system finished. A week later, after the concrete had cured and rain storms had passed, the block mason laid the concrete block and baseplate for the crawl space.

I was amazed and delighted at how quickly and easily the prep work for the new house was completed. A month ahead of scheduled delivery, we are ready for installation. The prep work came in about $1,500 under the quote, no down payment, paid in cash upon completion. Years of building relationships and experience in the Village have paid off for us and those that follow in the Village.  Inquire about the Village here.

This will be the second blue-ridge log cabin for the Village, and the third modular home. In the last decade or so, modular construction has come into its own. On time, on budget with superior quality and no hassles. You can have a customized home without the dread and nightmares that normally accompany new home on-site construction.

We will actually need to ask Blue Ridge to delay delivery a bit so I can be free after the semester ends and I finish grading finals for my class at the University of the South. Then, I can be there for the install while George and Mom are in California packing for the move.

Extreme Consolidation in the Solar PV market expected this year

This is a good industry article indicating that solar panel manufacturers will go through a major consolidation this year.

Consolidation is a weeding out of the smaller, less efficient manufacturers in favor of low-cost, high-volume, efficient manufacturers.  The remaining suppliers will benefit from lower supply and less intense pricing pressures.  It remains to be seen whether, in the aftermath of lower supply, prices will increase.  They may continue to decline, despite decreased pressure on prices, as new, more efficient technologies and manufacturing techniques are developed.  Or, it may signal the bottoming out of PV panel prices.  Also, there does seem to be some improvement in the economy, at least in some sectors.  This could release pent-up demand from people who have been waiting to invest in solar out of fear over a potential job loss.  If we have industry consolidation (lower supply) that coincides with higher demand, the remaining suppliers will benefit from even higher economies of scale, resulting in higher profitability and perhaps lower prices as low-cost suppliers further consolidate market-share.

By observing general trends in the high tech sector based on silicone chips, one could conclude that prices will continue to decline.  That is, unless there is some other major disruption in the supply chain (like war, political upheaval, etc.)  If prices begin to increase post-consolidation, this may trigger more government intervention and subsidization, which could also be an offsetting factor, although generally, once consolidation has occurred, fewer companies may use subsidies to simply pad their bottom lines, further strengthening their balance sheets and staying power in the market rather than reduce prices.

Industry consolidation is just one factor to consider in determining when is the right moment to invest in Solar technology that moves us further in the direction of off-grid self-sufficiency while staying fiscally conservative.  My sense is that now is at least a much better time to invest in solar than a few years ago.  I’m glad I waited.  Cost per KWh is still higher than grid-supplied electricity.  But the question remains, should I wait longer?  The economy looks to be improving in the short term.

I consider small-scale home based Solar PV not for its economic efficiencies, but more for its insurance value. Long-term, the world still looks extremely fragile.  With the short-term improvement in the economy, this may be the perfect moment to invest in self-sufficiency, whether it is a modest amount of solar PV or a more secure location on which to place it.

Achieving self-sufficiency and sustainability without bankrupting yourself requires a long-term, plodding approach.  Like Maslow’s heirarchy of needs, (remember that from college psychology or sociology classes?) one does not achieve self-actualization until the more basic needs are covered.  PV solar, is at the top of the pyramid.  First, you cover basics like food, water, shelter, Next is energy in the form of least costly and highest efficiency.  Energy for heat and cooling falls in this category.  Passive solar or bio-mass solutions are a much better alternative.    Never try to provide these using Photo Voltaics.  That would be like trying to survive in a famine on an all-corn-fed-beef diet where it takes 15 pounds of grain to produce one pound of meat.  Inefficient, unsustainable.

Friday’s Community Project

Just getting around to recapping and thanking all those who helped out in Friday’s community project. We successfully framed the carport on our CONEX guest house. Two hours of good fellowship and work followed by delightful conversation over lunch. Everything went smoothly. The timber frame is up, plumb and square. Experience is a great teacher. Still a lot to do before the carport is finished, but we’re well on our way now. The 800 square foot steel roof will provide a platform for solar panel installation and shelter for four vehicles. The combined roof space of carport and guest house is about 1,460 square feet. That more than doubles my effective rainwater catchment area, increasing the margin of water self-sufficiency with our 7,500 gallon Storage tanks.

For newbies here, the Village has a rotating voluntary shared project tradition. Every week a different household chooses and organizes a project. The community pitches in to help. One incentive to give time and effort is the expectation of the same when your turn comes around. But, there are others. The opportunity to learn from others with different skills and the comeraderie that goes with good people working productively together toward a common goal are others.

Together, we have built a storage shed, raised bed gardens for Several families, temporary shelter for goats, planting, caring for and harvesting produce in the greenhouse, installing drip irrigation systems and many other gardening projects, electric fences and chicken coops worked on our guest house, framed the carport, cooked a pig in the ground Hawaiian style and much more.

I want to thank all who have participated so far and invite everyone else to join us. Tradition is Thursday 10 AM start time followed by lunch, but we’re flexible on days and times. Some need to leave to get back to their work after lunch, but there are often several who keep working long after that. All voluntary.

Kind of like the famous Amish barn raising tradition without having to be Amish.

Open Homes bring Nature and People inside

Having spent a good deal of my life in Japan, I appreciate ancient Japanese architecture that seeks to remove barriers between interior and exterior space. Sliding-wall doors open to manicured, moss-covered rock gardens where not only the sights but the sounds, smells and general ambiance of nature blend seamlessly with the living space. The Japanese, more than any other culture I know, have a deep love of nature.

In the Village, we are blessed with an abundance of nature at its best and most beautiful. Large flocks of wild turkey, does with their spotted fawn scamper by. Dense fog with a sense of mystery shrouds the deep mountain canyon views. Thundering waterfalls.  Majestic cliffs with sheer lookouts.  Lightning storms frequently rumble across the vista alternating with meteor showers on clear, deep black nights. Stunning displays of profound power inspire our deepest spiritual longings.

In western popular architecture, the closest we come to opening our homes is the covered porch. That’s one reason I require all homes in the Village to feature a large one.  To date, all five homes here have done a nice job of interpreting that feature and I look forward to the new ones coming on. Access to the porch on one lovely Village log home is through french doors on a 2-story wall of floor-to-ceiling windows.  It features a commanding view of Sewanee Gulf, a newly built pond, and a livestock pasture surrounded by a portable electric fence like the ones recommended by Joel Salatin.  Another Village home is of the newly popular tiny-home tradition.  A generous covered porch, featuring the same commanding view, at least doubles its sense of size and space. Jessica (name changed for privacy) absolutely LOVES her tiny house. The porch on another home, running along the long side of the house with huge road frontage, is particularly welcoming to passers-by.   My house has two large covered porches, one on the front that welcomes visitors and one on the back that sits comfortably over the creek with an outdoor dining area and space off the kitchen where my wife mills wheat and oats for her fresh, home-made bread.  None of these homes are ostentatious.  Each is practical, frugal and well-used.  Each is lovely, befitting the Village motto, “in harmony with nature and people”.

But I must admit that my favorite of all the porches here is my brother’s. Shear dimensions define it. Square, rather than linear, it is incorporated into the house on one side via sliding glass doors opening to the kitchen, a wall of windows to the living room on the other side and the front door on a 45 degree angle in between. Potted, fragrant herbs line the porch rails, conveniently facilitating a penchant for fresh, creative cooking. The porch thoughtfully sits above and hides three 2,500 gallon cisterns.  On the opposite side of the house, I recently helped build a chicken coop under the smaller porch.  The chickens are so pleased with it that I’m thinking I need to build another one on the back side of my house, further from the garden so the chickens won’t scratch it up and can run free as his do.

My brother’s main porch is large enough to accommodate a major gaggle of Villagers and other friends for dinner or a group project like making sauerkraut or building bee hives (both recent community projects).  This evening, he will host the monthly Village potluck on his porch. All friends are invited. RSVP requested. Thank you, brother, for designing, building and sharing your lovely porch.

Low Cost Ownership @ the Village on Sewanee Creek

The jewel of the Village has always been what we called phase II.  Pristine, forested, rolling land, with the most dramatic views, cascading creeks and water falls.  It’s all there, untouched and waiting for this moment and the right people to build a community of caring, sharing and prepared people.

In 2006, when we got started, I expected to quickly sell out on Phase I, then move to the best part.  Then the sub-prime mortgage crisis hit in 2007, followed by a total economic melt-down, led by Real Estate in 2008.  It’s been slow going, but our unique approach to community building creates value that goes far beyond the land.  So, we survived in slow growth mode.  Slow is good when you are striving to build a community with solid roots.  Sort of like nurturing a Japanese bonsai tree.

Fast forward to 2012.  The forests are 6 years older and the wildlife has cycled through several generations, but phase 2 is otherwise unchanged.  Meanwhile, the cost of building paved roads and other infrastructure required by the government, has sky-rocketed to the point that traditional development of Phase II is not feasible.  And, on Phase I, we have grown a community of self-sufficient folks.  Our gardens are maturing, along with our gardening skills and our bees.  We have weathered seasons of drought and plenty with our rainwater catchment systems; we have experimented with various types of low-cost alternative energy, from wood gasification to Lister Diesel generators, to simple wood stoves, solar ovens and micro-hydro-electric generators.  We have built six lovely homes, some traditional construction, log, SIP, cast concrete and experimented with ultra low cost CONEX shipping container construction at the amphitheater, for storage, for workshops and finally, for guest houses.  The learning from all of this and expertise from highly skilled people who have joined us over the years continues to raise the level of self-sufficiency and preparedness of the Village community.

Cost of ownership in difficult economic times has been the primary obstacle for most people who wanted to join us in living a simple, frugal life.  So, here’s the low-cost alternative:

Land on Phase II is to be owned by an LLC with shareholders. Through a shareholder’s agreement, co-owners allocate personal plots within the community.

This method of ownership has several advantages:

  1. Lower cost per acre (In the $4,000 range)
  2. Lower taxes: Blocks of land over 16 acres can remain in “green belt” status, with close to zero tax rates.
  3. As there is one owner, it is not a “development”, hence no need for Government Planning to interfere.
  4. Lower development costs for roads, and other infrastructure.
  5. Full membership in the established Village on Phase 1 with access to commons, hiking trails, community gardens, and other infrastructure.
  6. Shared cost of self-sufficiency infrastructure (well(s), rainwater catchment, alternative energy systems, etc.)
  7. Enhanced sense of community, but still not a commune.

Purchase size would be from 50 to 100 acres.
So, hypothetically, 50 acres, shared equally in 5 acre lots = 10 owners (could be more owners and lower total cost with smaller lots).  Out of that, each contributes an acre for a highly functional 10-acre commons. This is all usable plateau top land. Cost per household would be in the neighborhood of $20,000 plus the shared legal cost of setting up the LLC.  Add a low cost home, like the guest house from Shipping Containers I built for under $10,000 to, say, a 2-acre piece of Phase II and you could have a great life in a gorgeous, sustainable community for about $18,000.

I know there are a lot of you out there who desperately want to own land in the Village, but simply can’t afford it in this economy. And I can’t afford to sell Phase I land for much less and even cover my sunk development costs.  But I have no development costs in Phase II other than the interest I have been paying on it for six years.

Build a great house for under $10,000

I was needing to build a guest house. Inexpensive, but strong, well insulated, attractive and off-grid ready.  There is a series of YouTube videos featuring Bob Vila building houses with Steel Shipping Containers, sometimes called CONEX boxes.  When finished, they make attractive houses, indistinguishable from others in the tract.  But the cost per square foot is about on par with standard construction at $150 to $200 per square foot.  Other than the appeal to save-the-earth recyclers, I have a hard time seeing the point.  There has to be a better way.

Done, for less than one tenth the cost.

A little over a  year ago, I bought two CONEX boxes to build a guest house.  They cost $2k each, delivered in rural Tennessee from Atlanta.
I put them on six steel reinforced concrete piers next to the main house.   I purchased good quality used double pane windows and doors from a local salvage place for about three bars of a song.  It was handy to already have plenty of dry storage with the containers already in place.  The old saying “time is money” turns out applies not only to the cost of labor and capital, but to one’s ability to buy materials at a discount.  A dry, secure place to store materials while you take the time necessary to buy frugally and build is an important feature of CONEX boxes that saves lots of money.  Over months, that dry storage was put to good use to accumulate inexpensive surplus or used components like sinks, toilets, cabinets, counters, carpet, tile and a wood burning stove from CraigsList, eBay and other local salvage sources.

Immediately on delivery, the boxes are dry and secure.  But they aren’t insulated and that’s a big deal on a house.  Without it, these steel boxes become ice boxes in winter and ovens in summer.  We are fortunate to live in an area where Tyson has forced the closure of all the older chicken houses.  That’s good in several ways.  First, the toxic stench is gone.  Second, the neighboring chicken farmers are no longer subject to Tyson’s vassal labor conditions.  Third, the chicken houses are slowly being disassembled and sold for scrap metal and the 1 to 2 inch thick foam insulation panels are often discarded.  I acquired two kinds of insulation for less than a song (about the chorus of Yankee Doodle Dixie), almost nothing.  The spun glass type went over the container tops and under the low-pitch steel roof.   Because each container is built to handle the weight of ten or fifteen more containers stacked on it, each loaded with tons of cargo in hurricane force winds on a tossing ocean, there’s no worry about having a higher pitched roof to carry a snow load, especially in mild southern winters.

With a plasma cutter, a friend cut holes in the sides of the CONEX for doors and windows and a gaping hole between them to open up a large space for a living area.   It was a fairly simple task to frame the holes with standard 2X4’s and install doors and windows.  Using standard framing and drywall, it was easy to add interior walls for a storage room, bathroom, bedroom, kitchen, living/dining area and laundry room.  Needing more space in the main house, the laundry was immediately moved into the end of one of the CONEX boxes, installing plumbing and electrical in the process.  A huge chest freezer was added.   In short order, parts of the new house were functional even before it was insulated. The thick marine plywood floors could be easily drilled for plumbing.  Used cabinets and the electrical panel (also bought used) were easily mounted to the steel walls in the new laundry room and hooked up by a licensed electrician.

Then I installed more vertical studs on the exterior walls, screwing them flat, directly to the steel walls from the inside.  The two-inch depth of the studs is perfect to frame the 2 inch thick insulation panels.  Next, I ripped some treated deck boards and screwed them horizontally into the vertically oriented studs. I nestled another 1 inch layer of insulation panels between the deck boards and on top of the 2 inch ones.  That makes three inches of solid foam insulation on the walls, almost what you would have in a commercial walk-in freezer.   With the insulation in place the difference was immediately gratifying.  The space, while not yet aesthetically pleasing, was comfortable and livable.  People interested in sustainable housing often speak of the relative advantages of insulation vs. thermal mass.  With the container house, you get both!  By putting the insulation on the outside, tons of steel are on the interior where the mass absorbs, retains and radiates heat or cold from AC, wood burning stove or other heating system.  This thermal mass helps keep interior temperatures relatively even.  Meanwhile, the insulation on the exterior keeps the extreme temperatures outside.  Another benefit of putting the insulation on the outside is that it doesn’t eat up precious interior space.  Finally, top off the insulation with exterior siding, and Wa-La, it’s beginning to look pretty nice.  Eventually, as time permits, I am thinking of cladding the exterior with cord-wood harvested from the property to give it a rustic feel.

A trip to Dalton, Georgia, just across the Tennessee border was well worth it.  Dalton is the carpet and flooring capital of America.  I found a great deal on commercial quality carpet squares that stay in place without glue or tacking.  You can easily replace just the soiled or worn ones.  Granite tiles go under the wood stove and vinyl for the kitchen and bath.  I love the look of the corrugated steel walls.  Granted, they aren’t the smooth drywall look most people are accustomed to, but something a little different is nice.  So, keep the variation in the walls.  Simply paint them with some lively colors and accent the larger reinforcing members and doors with a contrasting color.  It wouldn’t be hard to overlay the steel walls with drywall or paneling, but if you enjoy a different look and like saving the time and money, paint works just fine.  I especially like the back-splash wall behind the kitchen sink.  Blending several vibrant colors, you can create a rainbow effect that gives life to the kitchen.  The deep corrugation in the steel is perfect for up or down lights that wash the wall and intensify the colors.  “Inexpensive”, “innovative” and “attractive”.

As you work with these big steel boxes, there are endless outlets for creative innovation to be discovered.  Once set on the level, you have already conquered the carpenter’s primary challenge – plumb, level and square.  After that, it’s just a matter of hanging stuff on them.  Rather than try to make the finished product look and act just like the surrounding cracker-box tract houses, it’s fun to  tease out the unique benefits of building with them.  From thermal mass/insulation qualities to the unique undulating aesthetics of corrugated walls, to very serious economic benefits, there is  a lot to be learned and achieved with steel shipping container construction.

This project is only the beginning.  The goal is to make this little house sustainable and off-grid with the same kinds of economic savings.   Use Solar PV (photo-voltaic), but spend $10k or less to do it.  Use hydro-electric from the 50′ waterfall nearby and wind.  Integrate and balance these complementary renewable power sources for both the house and transportation.  Use the battery pack on a golf cart to flexibly store and supply energy to the house, the cart and portable applications like running an electric chain saw or MIG welder somewhere out on the 750 acres that make up the Village.  Folks in the Village on Sewanee Creek are looking for the freedom that intelligent, frugal, debt-free design can afford.  We’re experimenting with these and other abundant lifestyle solutions.  Thankfully, we share and help one another in our common goals, so I don’t have to do it all myself.

Aftermath of 9/11 – Hope, Peace, Power

Victor Guzman survived 9/11 from the 85th floor of the World Trade Center  Watch this video to see how he lived to tell how 9/11 changed his life in a positive way.
In a strange way, his story is my story.

I was on the opposite coast that dreadful morning, but the impact was no less devastating.  I had celebrated my 50th birthday 12 days earlier by being downsized from the best, most lucrative position of my career as International Division President of Allied Domecq (Baskin-Robbins and Dunkin’ Donuts).  I almost never watch TV, but for some reason that morning I flipped on the news a few seconds before the image of the first plane hitting the first tower seared itself into my consciousness.  I believe the impulse to turn on the TV at that moment was not an accident.  I called my family together and remember telling them that I didn’t know what it meant, but it was hugely significant and the world would never be the same from that moment forward.

Newly emancipated from my career at its peak, I was still full of confidence.  I decided to take advantage of that moment of freedom and reward my dear wife, who had faithfully followed me across the world as we climbed the ladder.  We abruptly sold our California house, moved to Atlanta and built our 5,000 square foot dream house where we could be near her family.

What followed was four years of unemployment.  It was a period when, like Mr. Guzman in this video, I had the time to be intensely involved with my family.  We enjoyed precious moments working, playing and studying the scriptures together.  It was also a time of grief and depression.  My oldest son, stricken with the disease of schizophrenia took his life.  The first five years following 9/11 was punctuated by some consulting work and one year as International Division Managing Director (President equivalent) at Papa John’s International.  In that year, my performance exceeded all the targets I was given, but within one year to the day, I was fired by a boss who had never intended to fill that position and knew it would be vacant again one year from filling it.  I had sold our Atlanta home and relocated to a place we didn’t want to be.  Success meeting my objectives at Papa John’s had refreshed my confidence, but this time I was done with living inside the matrix, the corporate life.

It had been just over five years since 9/11 and my departure from Allied Domecq.  The second 5-year phase of post 9/11 life began.  Always supportive, Becky followed me as I threw what was left of our life savings and all of my energy into building a community where we could live free and independent, surrounded by honest, supportive, creative and hard-working people of like mind, good people who care about their fellow-man as Christ taught.  This second 5-year segment has not been easy, nor financially profitable. Today, I have more questions than I have answered.  But, of the things that are important, I am blessed.  My children are now all independent – two in college, two married with children.  I had time to be with them in their formative years, building and enjoying them. I live in a place of immense natural beauty.  My personal land and home are debt free.  I have time to think and have spent a much of my time meditating, reading and writing.  My wife has thrown herself into raising a garden that feeds us.  We have a secure, private supply of clean, pure, life-giving water.  Our efforts have yielded a core group of trusted, beloved friends.

So, you can see, 9/11 has a great deal of significance to me.  You could say it was the beginning of a ten-year journey through tumult, failure, sadness, depression, blessings, hope, peace and empowerment.  The journey has just begun.

In this moment of reflection, I am impressed to tell you that
the outcome of the next years will depend on whether we sink into confused despair or realize that we are individually and collectively powerful.  With God’s guidance, we can create a world of hope, peace and power.

2011 Preparedness Workshop becomes Semi-Annual at the Village on Sewanee Creek

Feedback from our Preparedness fair last July was excellent but with plenty of room for improvement.

On breadth of content, we received high marks.  But because there was so much going on, a lot of folks struggled to get involved in all the activities they wanted to, even with repetition over two days.  Things were tightly scheduled, so people were rushed getting from one venue to the next.  This resulted in the most consistent piece of feedback, the desire to have more focus and depth at the expense of variety of topics.  Incidentally, the fair happened to fall on the hottest day of 2010.

In response to experience and feedback, this year we will have two one-day events, one in the Spring and one in the fall to correspond with planting and harvest seasons.   That should assure comfortable temperatures and it leaves room on the calendar for the Village’s traditional Independence Day celebration.  The name is being changed from Fair to Workshop to reflect the increased focus on fewer activities, but by having two events this year we can compensate for fewer varieties at each workshop.

I am especially thankful that this year, the burden of coordinating, setting up and preparing for the Fair won’t fall on me.  Last year, I spent three full months getting ready.  This year, coordination and most of the planning is being handled by our newest Villager with the help of the Provident Living meetup group out of Nashville.  If you plan to come, please register with the Provident Living meetup group at http://www.meetup.com/providentliving/ Make sure you RSVP and add a comment if you plan to camp on Friday night.

Top 10 Self-Sufficiency and Survival Skills

These days a lot of folks are thinking about how to survive tough times ahead.  It’s tempting to end your short list after a stash of food, and an assault rifle with plenty of ammo.  Good luck!  In a pinch, it’s not the things you have as much as the skills you have that will be your most valuable assets.  By the way, since it takes years to acquire all the necessary skills for provident, abundant living, I recommend adding COMMUNITY as a pre-requisite to an attempt to become truly self-sufficient.  You will find that the task is much less daunting and the journey more enjoyable if you work with other like-minded people to divide, conquer and share the spoils of your efforts.

Whether you want to move into rural America or stay put in the suburbs, here are some skills you will need whether or not TSHTF.

# 1 Grow Fresh, Wholesome Food

Most people have some experience gardening even if it was just watching a bean grow in a Styrofoam cup way back in kindergarten.  But could you live off of what you grow?  It’s definitely possible.  Our first summer garden in the Village provided us with roughly 80% of everything we ate, but we learned in subsequent seasons that doing it consistently can be challenging.   We added a 2,000 square foot green house, intending to grow food year round and found that it was a whole different animal… uh vegetable.  It takes time to build up soil quality, learn what grows best in your area, how to control insects, crop rotation and a myriad of other complex and inter-related issues. 

Fortunately, gardening is the single most popular hobby in the USA, so you know that it’s rewarding and you can swap knowledge with lots of people.  Agricultural colleges operate an Extension Service in most counties where you can get tons of useful, local information and soil analysis.  Local farmer’s coops are a great source for tools, fertilizer and seeds.  But your best source of information will be your neighbors who have successfully grown food for years.  They know local soils and weather patterns and where to buy or trade non-GMO heritage seeds.

Extend your garden with permaculture methods by planting a fruit and nut orchard that will yield abundant crops year after year without tilling and planting.  But start soon.  Developing a productive small-scale farm takes time.

#2.  Learn to Weld

Learning to weld is easy, especially if you use a MIG wire-fed welder. Just adjust the wire feed speed and voltage to match the thickness of steel you are welding.  You can get the hang of it with just a little practice and a few tips from a friend who knows how.  Community colleges often offer inexpensive classes on Welding. One near us is also certifying welders for work at nuclear plants in Alabama and NE Tennessee. 

I bought a little 120V MIG welder at Harbor Freight for about $100.  It’s a good idea to stock up on a bunch of flux wire.  Not a bad investment as inflation kicks in, especially on commodity intensive stuff like steel.  I use my little welder a lot and liked it so much that I bought a second one that runs off of 220V current and can do deeper welds.  It was about $180. 

If you haven’t welded before you will be amazed at how often you will use it, whether in a survival situation or just doing some DIY repairs around the house or shop.  Then again, you can barter or start your own small welding business for some extra cash.

For real self-reliance you might want a portable generator/welder combo. You can find these for sale all the time on www.governmentliquidation.com or, just use one of the generators you already have.  When we built the amphitheater stage, we added a 40’ container with massive doors that open to a big movie screen and lock closed to house the barbecue and A/V equipment.  It’s in a scenic, remote location at the Village. My 7KW Honda generator and MIG welder worked great.  I’m now putting the finishing touches on a guest house built from two shipping containers.  If you plan to do any welding on this scale, I also recommend getting a plasma cutter, also available inexpensively from Harbor Freight.

#3 Learn Basic Carpentry and Home Repair Skills

Start with some DIY projects around the house.  Build a deck, a shed or a playhouse.  Building it plumb, square and level are the basics and are easily learned. Ask a friend who has some carpentry skills to help out.  The Amish don’t have a patent on community barn raising.  It’s a great way to learn, build something great in a short time and bond with resourceful friends. 

Any long-term crisis requires these skills.  Even in good times there are plenty of opportunities for the service-minded person to enjoy helping a widow or single parent in need.  I have found there is nothing more satisfying than building or fixing something well.  Carpentry, Electrical and Plumbing skills will all be in demand.  Having learned some of these skills from a friend, if you are the one on the block who knows how to fix stuff it’s your turn to make a lot of friends quickly.

 #4 Learn To Trap and Hunt

Hunting is one of those basic survival skills that have also found their way into mainstream recreation. There are plenty of hunters around.  You need to make sure you are one of them so some of the local game finds its way onto your table and not someone else’s.  This is a skill that takes time to master.  It’s not just about marksmanship.  It requires one to understand the movement patterns of animals in the wild – the where and when of their eating, drinking, sleeping, communication and mating patterns. 

Since we have an abundance of hunting land right here in the Village, it has been easy to barter for hunting lessons with good hunters for the right to hunt here.  I think that’s a far superior learning method to book or video learning because it’s local.  But traditional learning methods have their place too.

Trapping gives you a more reliable, efficient way to get fresh meat.  Traps and snares work while you work at something else or sleep. Traps can cover a wide area. A hunter can sit in a tree stand all day and not see a thing.  If you are more interested in dinner than sport as I am, trapping is for you.

There are a lot of different types of Snares, Live/Box traps, leg hold traps and body gripper traps. Each has a different purpose and different methods that need to be learned for trapping anything from small game like rabbits or squirrels, to large game like deer or feral hogs to nuisance animals like coyotes, beaver or raccoons.

Look for a local Trappers Association and join up for their mailing list, workshops or just some fun outings.

 #5 Learn how to Butcher Animals

This skill is a natural, not only for hunters and trappers.  Near the Village there are several small farms that raise grass fed or free range livestock (beef, goats, chickens, turkeys, etc.) One of our Villagers is an avid carnivore.  He’s in the process of buying more land from me, planning to raise his own beef.  I lowered the price a bit with an option to keep a cow of mine in his pasture land.  Butchering skills come in handy for significantly reducing the cost of bringing your beef (or chickens or wild game) from the field to your dinner table.

The first time I butchered a deer, I was pretty clueless.  It was a partial road kill, with a broken back it limped onto my property and I needed to learn quickly.  That deer made it into my freezer and we enjoyed the venison, but it wasn’t pretty.  Later a hunting friend showed me how.  Learning how to properly butcher and store animals for meat is a skill that everyone wanting to be self-sufficient should have.

 #6 Fish for Food

This isn’t about trophy or pleasure fishing where a secondary objective is to have a nice nap in the sun. You need to be able to bring in a quantity of fish reliably and fast.  First, buy and learn how to use trotlines, fish traps and nets.  Then learn how to make your o  wn.

Like trapping, a good trotline can be left to do your fishing while you build a barn or chop firewood.  And when you return, you’re likely to find several fresh fish on the same line just waiting to be fried up or smoked.

In spawning season, many fish will school up and move together.  My wife and I have enjoyed a salmon run on Alaska’s Kenai Peninsula.  Many other freshwater lake and river fish like Walleye, Bass, Stripers and Crappie have similar spawning behaviors you can take advantage of.

Google trawl and gill nets for supplies you need.

Warning!  These techniques may be illegal where you are. Be familiar with local regulations.  But then, if it comes to a choice of a potential fine versus hungry kids, well… you decide.

#7 Gunsmithing – Learn To Repair Guns

For the aspiring Survivalist or Self Reliant person, having a variety of guns for various purposes is a no-brainer, whether for hunting or defense.  Knowing how to clean, repair, site and adjust guns is probably just as important as knowing how to use them.  Any  guy who has been through basic military training remembers that one of the first things you learn is how to disassemble, clean and reassemble your weapon efficiently so it will work properly? No shortcuts when your life depends on it.  Keep basic spare parts for your guns and learn how to fix each one if it breaks.

#8 Operate a HAM Radio

We decided early on that having someone in the Village with communications skills and equipment is important.  With the many skills I need to master, we decided another Villager would take this on.  He happens to be my brother who is just finishing his house.  Since he already had his license, this decision was easy.  For now, he has a good portable HAM, but he’s planning to install a fixed unit with tall antenna.  I plan to get my license when I can get to it.  In a disaster, a HAM radio is your communications lifeline to the outside World.  To appreciate its importance, there was a great TV survival mini-series a few years ago called Jericho.  You can find it on Hulu.com.

Last year, the requirements for a HAM radio operator’s license became a lot easier.  No Morse code is required.  A few hours study and pass an online test and you’re on your way.  Then, join a local club for practice and to build a resilient network.

  #9 Advanced First Aid

“Knowing advanced life saving first aid skills should be the goal of every person who is prepping for life.   And I’m talking about skills that go above and beyond those taught in basic first aid classes.

Learn how to treat major wounds, such as a sucking chest wound, until help can arrive. Could you set a broken bone? How about removing a bullet? It’s not as simple as some macho guy on TV makes it look. You’ll have to assume at one point during a crisis, you’re first aid skills will be needed. If not by you, then possibly by a family member or friend. You may be their only hope for surviving.”

  #10 Small Engine Repair

Small engines provide most of the power that makes self-sufficient living enjoyable and even doable for folks of our time.  As I look around our homestead, I’m surprised to count the number of small engines I use.  (Chain Saws, 4-Wheeler ATV, Generators, Pumps, Air Compressors, Saw Mill, Rototillers, and the list goes on)

Knowing how to repair any of these small engines is a huge plus because it seems they’re always breaking down.  Because we’re in the country there are a number of small engine repairmen I can and do depend on, many more per capita than you would find in a big city.  Most people around here use small engines a lot.  But in a crisis situation, good repairmen may be overwhelmed.  Your local community college may offer classes on basic and advanced small engine repair. Once you’ve learned the basics, the rest is a piece of cake.

Auto repair has elements of Small Engine repair skills, and I’m tempted to include it here, but in a real crisis I’m thinking of getting back to alternative modes of transportation.  Automatic transmissions or sophisticated electronics built into most newer model cars are way beyond the reach of today’s shade tree mechanics.  If I can fix the small engine on my 4-wheeler that will get me by for transportation within a ten to fifteen mile radius, that will do, especially if I have more than one vehicle.  I do have an older model 4-wheel drive stick shift, carbureted vehicle.  It’s great for off-road use or on icy roads.  And, for those wanting to be prepared in case of an EMP attack, it has no sensitive electronics that could be fried by a massive pulse.  For this older vehicle, small engine repair skills will get me a long way.  Then, of course I could go back to horse and buggy days as some around here do.  I know where to buy a saddle horse for almost nothing.  Come to think of it, where the cost of gas is headed, that might not be a bad idea.

At a minimum, you should be able to change a tire, and change out parts that frequently break like starters, alternators, water and fuel pumps. If you can’t do these simple chores, you’d better have money or another vehicle to rely upon should one go down.

This is my top 10 list.  It is only the start if you want to be truly self-sufficient.  To give credit where credit is due, I got inspiration for this article from a like-minded blogger on The Survival, Emergency Preparedness and Self Reliance Blog.  My list is a bit different from his, so you might want to visit there for more ideas and a different slant.

 

#11 Food Preservation

Yes, there are many other important skills I couldn’t squeeze into the top 10.  I’ll sneak in one more.  Food Preservation is really important because in most climates your winter garden won’t satisfy all your needs for fresh food.  Food preservation includes Canning, Smoking, Dehydrating, Salting, Pickling, Root Cellars, Refrigeration/Freezing and much more.  Maybe I’ll do a list of the next 10 another time and lead off with this one.

Permaculture Design and philosophy, (Saturday @ 10 am)

Permaculture is a design science that takes a whole-ecosystem approach to sustainable development. The term, Permaculture, means permanent agriculture and permanent culture. Permaculture developed in Australia in the late 1970s, by Ecologist David Holmgren and Natural History Professor Bill Mollison, and has since spread throughout the world. Leaders of the sustainability movement are applying Permaculture principles and design methodologies to everything from gardens, home sites, village designs, businesses, and entire regional economies.

Participants will be introduced to a unique tool that incorporates natural design systems into problem solving on multiple levels. Design Resource will offer future classes with in depth studies on topics like energy, food, healing aspects of the landscape, community networking and financial permaculture

Workshop leader, John Rose says, “I work very much hands on, and each location I visit is different. There are a few guidelines common to the practice of safely interacting with anything in nature, whether it is wild plants, wild animals, weather, the elements in general, and ones approach to them.  Includes a general document that will help clarify these things.  I will also include a list of items that are useful learning tools such as a good small notebook with pen, or pencil for drawing and describing plants in their element.  This same notebook can be used as a nature journal for keeping track of such things as time of year, environmental conditions, weather, terrain, and many other aspects, all important to correctly identifying a plant at any given time of year, and under varying conditions.  I will look at not only edible and medicinal plants, but also poisonous plants, and plants that have other utilitarian uses for such things as fire starting, cordage, shelter, and other things.”

Dr. Christina Berry adds that simply identifying edible plants and meds won’t get you far if you don’t know what to do with them.   This workshop will teach about preparing foods and meds from the foraged vegetation found on your foraging journey. Preparations of tinctures, teas, salves and syrups will be made and explained. Discussions of the use of different herbs for different treatments will also be discussed. Resources will be provided for further research.

It’s official.  Our first annual preparedness fair will be held at the Village on Sewanee Creek Commons, villager homes and gardens and our nature preserve on July 23-24, 2010.  Call in advance to reserve a campsite or exhibitor space.

Alternative Green Construction

The more I experiment with construction using steel shipping containers as the basic building block, the more excited I become.

We just took delivery on two more 40′ X 20′ high cube containers from Atlanta.  That makes five now.  The first one is now a community center outfitted with a kitchen, sound system, 22′ wide movie screen and back stage for our outdoor amphitheater.   The next two are being converted to a big workshop with about 20′ of space between them and a standard sloped roof above.  From day one it was functional as storage and it’s wired up for lighting and shop equipment now.  We plan to insulate and install log siding, so when finished, it will look like a rustic log cabin.

Cost?  Only $1,600 each ($2,000 delivered).  That’s $5.62 per square foot of ready to use, super strong, water tight space.  Think about it; You would pay more than that just for good quality flooring  materials – uninstalled.  Of course, it’s not a finished living space, but the day it’s delivered and set on four corner piers or even some railroad crossties, it’s functional.  There are lots of things I have to do to make it a finished living space.  But I’m finding that I can easily retrofit containers myself with some rudimentary welding skills and some inexpensive used windows and doors.  With a little ingenuity, I can even find angle iron for framing super cheap or free by using discarded bed frames.

Benefits?  Well, start with low cost space.  But there are plenty more:

  1. Low Cost:  as detailed above.  There are literally thousands of these things piling up at the ports because it’s cheaper to make new ones in China than to ship them back empty.
  2. The benefits to the environment of recycling  (less rusting junk in dumps, less energy expended to crush, melt and otherwise repurpose thousands of unused containers, Fewer resources used to harvest new materials (wood, steel, etc.)
  3. Structural Strength:  These things are built to withstand hurricane force winds on the high seas and marine-painted to handle saltwater air.
  4. Convenience:  Ready to use storage space that requires no footings or foundation for temporary use.  Easy to convert with rudimentary skills – at your leisure while they are being used for storage.

Tiny Homes – Big Life

Some time ago a Realtor suggested to me that the formula for calculating the cost of building a home should be a large multiple of the cost of the lot.  At the time it struck me as a bit odd.  The more I have considered it, the more out of step that thinking seems.  It reminded me of advice I received as a young man.   I was contemplating marriage and buying an engagement ring.  The jeweler informed me that I should budget a certain percent of my annual salary for that ring.  There was no consideration for any of my personal values, economic circumstances, nor of my future bride, only custom and fashion.  A thinking person holds neither fashion nor custom in very high regard.  It seemed that someone concocted these  formulas more for the benefit of the salesman than for the happiness and well-being of the buyer.

For a person who values nature, if there is to be such a formula, shouldn’t the numerator and denominator be flipped?  Shouldn’t the land value be a multiple of the house?  Which is the more durable, the more valuable over time?  What does REAL in Real Estate refer to?  Great architects will invariably assert that good architecture is molded to the character of the land, not the other way round.  The most famous example of the principle is “Falling Water” designed by our most lauded architect, Frank Lloyd Wright.  But I hold that the true spirit of the principle was best illustrated by my favorite philosopher, Henry David Thoreau.  He found his greatest joy living in about a 150 square foot house of his own construction beside a lovely pond in the woods.

Today, it has become quite fashionable to downsize to small, even tiny houses.  How good it would be if behavior were driven by wisdom not fashion, but what a happy coincidence we find ourselves in!  The unforeseen benefits of a small home are substantial.  When the land one lives on is of greater value than the house, the true proportional value emerges between things made by man and those made by God.

This conflict of interest has reached absurd proportions as American suburbs filled with McMansions that people can neither afford nor use.  Huge spaces that only require the owner to fill them with furniture that they can also not afford.  Possessions own us.  Thankfully, current economic hardships have brought a degree of common sense back to at least some.

In the Village, it’s really ok to own a small house rather than be owned by a huge, wasteful one.  There is no minimum house size here. We are blessed with a mild climate and stunningly beautiful land filled with plants and animals in their natural state.  A small home invites one to be outside and enjoy all that nature has to offer.  The Village lifestyle is the antidote for the cocooning generation, holed up with TV’s, video games in cavernous mansions, full of things and yet empty of life.

How full one’s life becomes when the great out-of-doors becomes the boundaries of our habitation, not the walls of our house.

Ground Breaking: 1st House in the Village

I am pleased to announce ground breaking for the first house in the Village on Sewanee Creek.  And the best news is that my family and I will be living in it.  Developer residence is an important feature that distinguishes our community.  It means that the developer deeply cares about quality of life values beyond profit.  We are committed to developing a sense of community at the Village and backing that commitment with our money and our lives.

Our home in the village will be built with fine craftsmanship in a rustic style.  It will incorporate:
– an in-home movie theater with a 12 foot wide screen and loft balcony seating,
– flexible, multi-use room design and
– an oufuro (Japanese style two-stage bath)
– High r-factor chemical free insulation
– Large South Facing windows for Passive Solar Heat
to name a few of its thoughtful features.
It is nestled in the woods between two creeks that run together.  While it is modest in size (just over 1,400 square feet inside), it is efficient in design and will  accommodate good sized groups for entertaining both inside and outside on its two full-length covered porches.
